OUR LAND REQUIREMENTS
Large rear or side garden land
Mountgold’s bread and butter site type are the side and rear plots in residential areas.
Often these sites go unnoticed and only appear when you’re looking for them! We have previously worked with landowners who realise the potential of the asset but don’t realise quite how rewarding it can be for them to work with us and maximise its potential. Typically owners will be able to retain their home as it stands and benefit from a large tax-free lump sum that could give you the financial security we all strive for.

Commercial
Commercial Property can come in a number of forms. Offices, Pubs, MOT Garages and Tyre Workshops are all examples of commercial property that may have development potential. Usually the owner occupier businesses may be struggling or willing to move to a new location and are wanting to maximise the return on a potentially extremely valuable asset.
Mountgold have dealt with a number of these types of sites, most recently a former Working Men’s Club in North West London that had lost its trading license. The 176 Shareholder members wanted to maximise their returns and agree a deal that suited their timescales. We purchased the site unconditionally and have since gained planning permission for 17 units.
Catteries, Kennels and Equestrian Centres
Mountgold also have experience in dealing with sites in the Greenbelt and Conservation area. Most recently we have completed a Joint Venture partnership with another local developer to deliver 3 units on the site of a Cattery in the greenbelt. The previous owner had explored the development potential of the site to no success and decided to allow our team to “do what we do”.
The flexibility of our proposal was key and allowed the owner to continue to run her business on the site whilst searching for new premises and allowed us to maximise the value through the planning system on the site with design sensitive to the surroundings. Although challenging, the aforementioned scheme was delivered successfully and can be seen here.
Land Assembly
Neighbouring plots often form pieces of a jigsaw that allow a backland or side plot site to be developable. However, one is rendered almost worthless without the other. Mountgold are experienced in dealing with the numerous owners that a site like this produces and are experts in managing the complex jigsaw.

Usually a planning refusal signals the beginning of the end for the exploration of development on a particular site. Mountgold regularly use their expertise and skill to turn a refusal into an approval and allow a site to maximise its residual land value. We are flexible in our approach and can act as unconditional purchaser or on a subject to planning basis.

We prefer to acquire sites off market and have significant financial reserves that allow us to progress sales extremely quickly. We are prepared to pay finders fees to agents and public introductions alike and assure an introducing agent to be appointed to the resales of any new homes from the site.
